What is a Zoning By-law?
Zoning By-law 60-94 establishes and regulates land use in the City of Oshawa by implementing the policies of the Oshawa Official Plan by stating:
- how land and buildings may be used
- where buildings and other structures can be located
- what size and height buildings and other structures can be
- lot sizes and dimensions, landscaping requirements and parking requirements

If you want to know the zoning of your property or a property of interest, please use our mapOshawa application on our interactive maps webpage. Once you have the zoning (e.g. R1-A) use Zoning By-law 60-94 to determine what uses are permitted and what regulations apply.
To make a zoning complaint or ask an enforcement question
Municipal Law Enforcement will:
- investigate by-law complaints
- enforce by-law regulations and standards
- help to achieve a resolution to by-law infractions through voluntary compliance or prosecution

How to amend the Zoning By-law
To apply for a zoning by-law amendment, complete the Application to Amend the Zoning By-law and submit it through the Oshawa Application Portal. In addition to the Oshawa Application Portal submission, one original hard copy of the application form must be commissioned and mailed/dropped off to Planning Services, as well as 2 hard copies of all submission materials.
